First & Main is a proposed 16 story,
360,000 square foot office tower slated for delivery in early 2010. The
property is LEED-certified,
featuring sustainable design elements including an eco-roof,
high-efficiency mechanical systems, and use of recycled and recyclable materials. In
addition to the building being designed, constructed and operated
as a high performance green building, the property will also include
a Bike Hub, which will provide bike storage and a showering/changing
facility within the ground floor retail space to accommodate and
encourage bicycling as a viable transportation alternative.
The building’s design is distinctive in form, color and materials.
The building’s exterior composition will be metal and tinted
glass with vertical columns and projecting bays. The property will
offer floor plates ranging in size from 18,000 to 38,000 square feet,
with the typical floor plate being 21,000 square feet, providing a wide
range of flexibility for a variety of office users.
The First & Main site is located in downtown Portland between SW
Main and SW Madison Streets, and between SW First and SW Second Avenues. First & Main
faces the River, taking full advantage of the spectacular views to
the east while providing a strong anchor to the west bridgehead as
seen from Portland's East side. The highly visible location
is near Tom McCall Waterfront Park and is well-served by public transit
with major bus stops bounding the site, walking distance to Light
Rail, and easy access to major freeways.
